Millvale, Carrick on Suir, Co, Waterford

Detached House

EPI: 380 kWh/m2/yr

14 sq.m.

Millvale is a historical mill property dating back to the 18th century. On entering the property you drive over a private wooden bridge underneath which the resident Brook trout can be seen flitting about. The house is approached via a private avenue, setting the property back from the public road which enhances the peace and seclusion of the place.

It is a home of great character with well-proportioned rooms, all with double and some with triple aspects. It is set in a unique mature woodland setting of approximately 2 acres and there is both a river and a stream on the property as well as a small waterfall and pool. There is a mature orchard of apple, pear and plum trees, a soft fruit garden, beehives and a polytunnel.

It is a mature woodland / herbaceous garden with specimen trees, shrubs and perennials. Mature beech, ash, sycamore, lime trees, Spanish and horse chestnut and many more native trees and plants are found throughout the grounds.

For those with an equestrian interest in mind, it is across the road from an expansive public woodland, perfect for horse riding, walking or running.

Accommodation includes three double bedrooms, 1 bathroom, kitchen, pantry and living room. On entrance into the home is a ground floor room which hasn't yet been renovated. This room could be turned into a double bedroom with ensuite, making the house a four-bedroom / 2 bathroom home.

Unique selling point:

Millvale has 2 rivers and a waterfall running through the property which has the potential to produce both electricity with a micro-hydro turbine and heat from a heat exchange system utilizing the river. It is an ideal opportunity to save money in the midst of this energy crisis. Of course, it would also do wonders for our environment.

The Comeragh mountains, unspoilt beaches, and Waterford Greenway are all within a 30-minute drive and the recently renovated Blueway running by the river Suir between Carrick on Suir and Clonmel is only 3 km away.

Carrick is a lovely unspoilt town with a vibrant theatre, arts and musical society culture. There is great salmon fishing on the River Suir and hiking in the nearby Comeragh mountains.

The current owner purchased Millvale about 20 years ago. All rooms have been renovated except for the original kitchen. All downstairs floors have a new damp proof membrane, 4 ins of kingspan insulation and underfloor heating cable have been installed.

The heating is solid fuel stove with a back boiler,. The plumbing is all new but the new owner would need to install a gas/ oil boiler if that is their wish. Millvale has its own septic tank and well.

There are a variety of first and second level schools in Carrick on Suir including a Gealscoil. The South East Technological University is 35 mins by car.
Cork and Dublin ( Newlands Cross) are both 1.5 hrs drive away and Dublin airport can be reached in 2 hrs if traffic isn't heavy.

Outside houses/sheds:

Outside houses and sheds include a workshop, woodshed, open drying shed, chicken house, polytunnel, large storage shed with garage and toilet

Viewings by appointment. This is a special home with great history and character set in a dreamy and idyllic location.
