Why Sellers Choose Liberty Blue

Honest valuations

We price on market evidence, not to win an instruction. Our valuations are accurate, explained clearly and backed by comparable sales data. You deserve to know the reasoning behind the number, and we always provide it.

Premium presentation included

Professional photography and a well-written listing are standard, not optional extras. Every property receives the same level of care regardless of price point. Presentation quality affects buyer confidence and ultimately the outcome.

Proactive communication

You will never be left wondering what is happening. We update you regularly, respond quickly to questions and flag any risks to your sale before they become problems.

Active management of the process

We follow up on every offer and every enquiry. We push the process forward when it slows and we tell you early when intervention is needed. Your sale is managed, not just listed.

Local market knowledge

We know the Waterford City and County market. That means realistic guidance on timing, pricing and buyer behaviour in your specific area, not a generic national perspective applied to a local market.

Marketing that works harder for your property

Professional photography, active promotion across Daft.ie, MyHome.ie and social media, and a database of pre-qualified local buyers. Your property gets in front of the right people, not just listed and left to the portals.

See the difference for yourself

We produce professional video tours as standard, and the difference in buyer engagement is clear.

A well-made video does something photographs cannot. It gives buyers a genuine sense of the layout, the light and the feel of a home before they step through the door. Buyers who have watched a video arrive at viewings informed and interested, not just browsing.

Fewer wasted viewings, better qualified buyers, more focused offers.

How we sell your home

Step 1: Free valuation

We visit your property, give you an honest assessment based on the current market and recommend a realistic asking price with clear reasoning. We do not inflate figures to win the instruction. We give you a number you can rely on.

Step 2: Presentation advice

Before your property goes to market, we advise on preparation and presentation. The goal is to maximise first impressions and give buyers confidence from the moment they see the listing.

Step 3: Professional photography and listing

We arrange professional photography and write a listing that presents your property clearly and accurately across all major portals. Every property receives the same standard of presentation.

Step 4: Multi-channel marketing launch

Your property is listed on Daft.ie and MyHome.ie alongside our active buyer database and our social media channels. We launch properly and give your property the best possible opening to the market.

Step 5: Viewings managed and feedback reported

We organise and manage viewings, collect feedback from every viewer and report back to you clearly and promptly. You will always know what buyers are saying and how the market is responding.

Step 6: Offers and negotiation

When offers come in, we manage the negotiation process and give you honest guidance on what to accept, counter or decline. We will never pressure you towards a decision that is not in your best interest.

Step 7: Sale agreed through to completion

Once sale is agreed, we manage the process through to completion. We follow up with solicitors, flag delays early and keep all parties moving. Sale agreed is not the end of the job.

A better way to receive and manage offers

We manage all offers through OFFR, an online bidding platform. Only around 30% of estate agents in Ireland use one, and if you have ever sold a property the old way, you will understand why it matters.

Every bid is visible, verified and time-stamped. You always know exactly where your sale stands. Buyers can bid at any time, and 43% of bids come in outside office hours, so your sale keeps moving around the clock.

Questions sellers ask us

How do you arrive at a valuation?
We base valuations on recent comparable sales in your area, current market demand and the condition and presentation of your property. We will always explain the reasoning clearly so you can make a fully informed decision on asking price.

The honest answer is that it depends on pricing, presentation and buyer demand in your specific area. We will give you a realistic timeframe based on current market conditions, not a figure designed to win the instruction.

We will advise you on the necessary steps to take in advance to going to market. These include engaging your solicitor, ensuring they have your title deeds, no issues around your title, boundaries, all necessary documents & certifications where necessary are in order.

Our fee covers the full sales service including professional photography, property listing, viewing management, offer negotiation and pipeline management through to completion. We will be clear about what is included before you instruct us.

We will manage viewings on your behalf and provide you with feedback promptly after each one. We will agree the arrangement that works best for your circumstances.
