The Waterford property market remained steady throughout May. While the number of new properties coming to the market was slightly higher than in April, stock levels remained stronger than during the first three months of the year, according to Daft.ie Business Intelligence data. 171 properties were listed in Waterford county in May, compared to 166 in April.

In a recent article in The Irish Times (https://www.irishtimes.com/ireland/housing-planning/2026/05/24/planning-rules-for-one-off-housing-to-be-eased-under-new-proposals/),it was reported that plans to relax planning rules for rural housing are expected to go before Cabinet next month, with the aim of supporting increased housing supply. The proposed changes would ease restrictions around one-off homes in rural areas and broaden the criteria for people seeking to build in the communities where they are from or work.

There were 66 properties listed for rent across Waterford city and county in May at the time of writing, representing a 24% increase on the number available the previous month. The rental market remains active, with a broad range of properties coming to the market, from apartments and to semi-detached homes. Despite the increase in availability, demand continues to remain strong across both the city and county.

The rental market typically experiences increased movement at this time of year, and May was no exception. Seasonal changes often see professionals relocating as contracts come to an end or new opportunities arise, while many students also begin transitioning home for the summer months.
