July brought continued steady activity to the Waterford property market, with strong buyer demand carrying through from earlier in the summer. Well-presented homes continued to attract significant interest, with many achieving prices above their asking price and moving to sale agreed in a short timeframe.
The latest MyHome Q2 Property Report released in early July, supports this trend, noting that homes across Ireland sold for an average of 7–8% above their asking price during May and June, highlighting the continued competition among buyers for quality homes.
At Liberty Blue, we love showcasing the variety of homes available across Waterford. Whether you’re searching for your first home, looking for a low-maintenance property close to the city, or dreaming of a spacious coastal retreat, this month’s featured properties demonstrate that there really is something for everyone.

Waterford Market Snapshot
The Waterford property market remained active throughout July, with 51 residential properties registered as sold on the Property Price Register at the time of writing.
Liberty Blue in July
July was another productive month for the Liberty Blue team, with strong activity across listings and completed sales.
| Market Activity | July 2026 |
| Properties Listed | 15 |
| Sale Agreed and Sales Closed | 20 |
All properties that closed or went sale agreed during the month of July were purchased by people buying a home to live in, rather than investors. Of these buyers, 40% were first-time buyers taking their first step onto the property ladder, while the remaining 60% were people who wanted a change or were downsizing.
Rental Market Update
There were 81 properties available to rent across Waterford city and county during July.
While this represents a slight decrease from the 85 properties available in June, it continues to indicate a steady supply of rental accommodation coming to the market, giving prospective tenants a reasonable level of choice while demand remains healthy.
Looking Ahead
Although September may seem a little way off, the sellers who achieve the strongest results in September and October are rarely the ones who decide to sell in September and October.
Successful sales begin weeks in advance. From arranging a valuation and preparing the property for photography to organising documentation and creating an effective marketing campaign, the work completed before launch often has the greatest impact on the final result.
If you’ve been thinking about selling, now is an excellent time to start the conversation.
Our experienced team is here to guide you through every stage of the process, from your initial valuation through to handing over the keys, ensuring your property is presented to the market in the very best light.
