Getting the Price Right to Sell Well

When selling a property there are two prices…

  • The price you, as the seller, need to get
  • The price the market is willing to pay

Unfortunately, it’s what the market is willing to pay that wins the day, no matter how we feel about it.

What price is my house worth?

Our job as your Estate Agent is to advise you on the best price to advertise your property at so that it will attract lots of interest, that will turn into viewings and then generate the sale. We need to balance this with your needs and wants.

When we calculate the optimum selling price, we take a lot of things into account.

The location of your property, its size and condition as well as analysing what similar properties in the area have sold for in recent times.

It’s important that we do this job thoroughly because if your property is overpriced, it may mean that it will end up on the market for too long due to lack of interest and the price will have to be dropped. In our experience, this can have a really negative effect with very low offers being given many months after the property originally came on the market.

Buyers are savvy, many tell us how they have studied the market, watched what is selling and for what price at least a year before they are ready to buy.

When choosing your estate agent, don’t base your decision on who is giving you the highest guide price unless there is solid market evidence to support it.
