Landlord Health and Safety Obligations

We know, we know, there nothing exciting about Healthy and Safety but it is so important! Landlords need to be aware that when they rent out a property they are taking responsibility for the tenant’s health and safety. You need to make sure you are compliant so make sure you carry out the following actions/checks.

The key health and safety items for landlords to check

  • Gas or Oil Boiler to be serviced every year
  • Carbon Monoxide Alarms to be fitted in every room where a gas appliance is present
  • Compliant Smoke Alarms are fitted
  • Fire Blanket within easy reach in the kitchen (wall-mounted is preferable)
  • Window Restrictors to be present on all above ground floor windows
  • These items should be rechecked during every routine inspection
