In Waterford, we’re still seeing plenty of buyers ready to make a move, but the real challenge right now is the limited stock available. Listings are down 3% compared to this period last year, which means buyers have fewer properties to choose from. As a result, competition naturally heats up when a well-presented home comes to the market. It’s not unusual to see strong bidding from multiple buyers, which clearly demonstrates that demand remains steady. With supply constrained and interest still high, quality properties are continuing to attract significant attention.

Since launching seven years ago, 170,000 offers have been made through the platform. Even more interesting? 42% of those offers came in outside normal office hours.
Buyers clearly value flexibility. Whether they’re working long days, managing family life, or living overseas, they can now bid when it suits them, not just during office hours.
We were surprised to learn that only 35% of agents in Ireland are using online platforms, meaning the remaining 65% are still relying on traditional methods like emails and phone calls. In our view, that approach is not only slower but also lacks transparency, leaving the process far more open to human error, missed communication, and inefficiencies. With so much at stake in property transactions, streamlined digital systems can provide greater speed, clarity, and accountability for both agents and their clients.
From a Liberty Blue point of view, buyers really value the transparency and clear, effective communication. With proof of ID and funds required from all bidders, and full visibility of who they’re bidding against, it’s a level playing field that buyers can trust.

With demand still strong and supply limited, homes are continuing to sell above asking, typically by around 7%. Open, digital bidding has also made things fairer, giving buyers clarity and sellers confidence.
In Waterford, 36 properties were registered as sold on the Property Price Register during February at time of writing.
The Waterford rental market experienced a strong month, reflecting continued demand. A total of 90 rental properties were listed during February, influenced in part by the changes to the rental rules that came into effect on March 1st.
