Supply across the country remains the main issue in today’s housing market. We are seeing historic shortages of available housing stock. Supply of second-hand homes is down by 27% compared to last year and a whopping 46% compared to pre-COVID times according to Daft.
Asking prices for homes in Waterford City and County have increased by €5,000 on average in Q1 – according to a recent My Home report.
Average property listing price Q1 2024 on Daft for Waterford City: €247,064 – up 10.2% on same time last year.

In relation to the residential rental market, in December, legislation capping rent increases at 2% per year in Rent Pressure Zones passed both Houses of the Oireachtas. This new law also provides for tenancies of unlimited duration.

As of today, the 10th of November, while writing this blog there are 11 properties in total for rent on Daft in Waterford City. This includes 3 student properties. There are a further 8 in the County of which one is a holiday home and only available until April to rent.
